Frequently Asked Questions by Home Buyers & Sellers
Why do I need a home inspection?
A home inspection is an ideal way to find out the condition of the home before you buy. After the close of escrow is not the time to find out your new home requires repairs or is not safe for your family.
Do I need a certified home inspector?
California does not require home inspectors to be licensed. We suggest, though, that your home inspector is certified by an association that requires specific, ongoing training, Standards of Practice, and a code of ethics. Best Western Home Inspection is certified by the California Real Estate Inspectors Association (CREIA), which requires all of the above.
What type of homes do you inspect?
Best Western Home Inspection inspects all types of residential homes, including detached homes, townhomes, and condos.
How long does a home inspection take?
The time it takes to inspect a home depends on the age, size, and condition of the home. Plan for two to four hours.
How much does a home inspection cost?
The cost of a home inspection is based on the type of home, square footage, and age of a home. Check here for pricing.
Do I need to be present during the inspection?
No, you do not need to be present during the inspection, however, we recommend you attend to see the condition of the home firsthand and ask any questions you may have throughout the process.
Will you explain things to me as you inspect the home?
Yes, we are happy to answer any questions you have during the inspection. If you are a first-time home buyer, the detail we provide during the inspection will help you understand everything from small details to possible major concerns.
When will I get my report?
You will receive the full report including observations, recommendations, and photos within 24 hours of the inspection via email. Some inspectors provide a report onsite. We take the time to produce a comprehensive, custom report that you can use as a guide for any potential repairs you choose to make after you purchase your home.
How do I choose an excellent home inspector? Look for these things:
- Certified by a California-based home inspection organization.
- A thorough usable report.

I had Rob as my first time home inspector, and he was absolutely great! Good attitude, friendly, patient, understanding and available for all questions and answers. When I buy my next home Rob will definitely be there again. He sent the report to me right away with pictures and details. We had some trouble at first but he took care of the problem right away plus some. Recommend to try:)
